Home Maintenance Checklist

As a homeowner, it is fundamental that steps be taken to preserve the beauty and longevity of your investment. To help with this, the Build Ex team has compiled a list of things for you do to monthly, seasonally,  and yearly. This recommended maintenance schedule checklist can be seen below. Also remember to review warranty information for appliances to complete any other recommendations that the makers may suggest. 


Have carpets professionally cleaned and stain guard applied


Contact a professional to check and maintain the HVAC system, looking for leaks or obstructions


Apply a water seal to all exterior treated wood


Fertilize and prune trees


Closely inspect the exterior caulking and painting, touching up as needed


Review annual contract with pest control company and renew


Wash the entire exterior of the house


Inspect the washing machine hoses for leaks and dry rot, replacing the hoses and washers as needed.


Clean out the weep holes in brick veneer


Inspect and clean the fireplace flue


Drain the water heater


Tighten nuts and bolts on the garage door track



Clean gutters and downspouts, removing any debris from guttering or the roof


Inspect the exterior rails, entrances, and window headers for needed touch ups to paint or caulk


Oil moving parts on the garage door and track


Inspect grout in baths and replace as needed, to prevent leaks


Inspect caulking between walls and countertops


Check the crawl space for any standing water


Check the rang exhaust vent to ensure proper working order


Adjust/recaulk exterior thresholds



Test and clean smoke detectors


Test GFI receptacles


Replace return air filters



During the colder weather, confirm that foundation vents are closed.  (Fall/Winter only)


Double check that all garden hoses are disconnected from the hose bib, to prevent freezing and breaking. (Fall/Winter only)


Turn off water to the exterior spigots (Fall/Winter only)


Remove any ice or snow buildup that may occur from the roof, to prevent leaks (Fall/Winter only)


Check the HVAC condensate drain to be sure that it is flowing when the system is turned on (Spring/Summer only)


Reseed and fertilize the lawn


Water shrubs daily (Spring/Summer only)


Prune shrubbery


Check the main water cut off valve, ensuring its accessible and operable


Inspect dry vent, removing any obstructions and securing the connection


Check the crawl space, making sure that there no standing water is present, all pipes and lines are insulated, intact, and secure.


Winterize the irrigation system to prevent freezing (Fall/Winter only)


Replace battery in smoke detector
